Westbridge Condominium Association is a premier residential community located in Northwest Washington, DC. The Association is a high-rise condominium building comprised of 157 residential units and 1 commercial unit, with amenities including a concierge lobby, pool, fitness center, rooftop terrace, and secure parking.
The community is governed by an elected Board of Directors and supported by professional vendors and on-site staff. The General Manager (GM) serves as the senior on-site executive responsible for the strategic, operational, financial, and administrative leadership of the Association.
Position Summary
The General Manager is responsible for the full-service management and operational excellence of the Westbridge Condominium Association. This role ensures the property is maintained to the highest standards of safety, aesthetics, and financial stewardship while fostering a positive, transparent relationship with unit owners, residents, staff, and the Board of Directors.
The GM acts as a trusted advisor to the Board, implements Board policies, and ensures compliance with the Association’s governing documents, District of Columbia regulations, and applicable federal laws.
Key Responsibilities
1. Governance & Board Relations
Serve as the primary liaison between the Board of Directors and the community.
Attend and support all Board meetings, annual meetings, and budget meetings.
Prepare comprehensive monthly management reports including financial summaries, operational updates, and project status reports.
Advise the Board on policy, risk management, capital planning, and best practices in condominium governance.
Implement Board decisions and strategic initiatives.
Experience dealing with legal issues and directing the board on solutions, e.g., owner issues as well as zoning issues
2. Financial Management & Stewardship
Develop and manage the annual operating budget in collaboration with the Board.
Oversee all financial operations including accounts payable/receivable, assessments, reserve contributions, and delinquencies.
Monitor cash flow, capital expenditures, and reserve fund investments.
Coordinate with external auditors and tax professionals to ensure timely audits and tax filings.
Lead long-term reserve planning and capital improvement forecasting.
3. Operations & Facilities Management
Oversee the daily operations of the building, including common areas, mechanical systems, and life-safety systems.
Develop and implement preventative maintenance programs.
Supervise building systems such as HVAC, plumbing, electrical, fire suppression, elevators, and access control.
Manage capital improvement projects from planning through completion (e.g., façade work, roofing, lobby renovations).
Ensure compliance with DC building codes, fire safety regulations, ADA requirements, and OSHA standards.
Maintain vendor contracts and oversee service performance.
4. Staff Leadership & Human Resources
Recruit, supervise, train, and evaluate on-site staff (e.g., engineering, maintenance and concierge).
Foster a culture of professionalism, accountability, and customer service.
Administer payroll, scheduling, performance reviews, and disciplinary processes.
Ensure compliance with employment laws and workplace safety standards.
5. Vendor & Contract Management
Solicit bids, negotiate contracts, and manage vendor relationships.
Monitor service-level agreements and ensure quality performance.
Evaluate and recommend cost-effective service improvements.
6. Resident Relations & Community Engagement
Serve as the primary point of contact for unit owners and residents.
Address and resolve complaints and disputes in a professional and impartial manner.
Enforce Association rules and regulations consistently and fairly.
Coordinate community communications including newsletters, notices, and emergency alerts.
Promote a respectful and inclusive community environment.
7. Risk Management & Compliance
Oversee insurance policies including property, liability, D&O, and workers’ compensation.
Lead emergency preparedness planning with continual staff training.
Ensure adherence to the Condominium Act of the District of Columbia and other applicable laws.
Maintain accurate records in compliance with governing documents and statutory requirements.
Requirements
Qualifications
Required
Minimum 5 - 7 years of progressive experience in property or condominium management.
Demonstrated experience managing a luxury residential condominium or comparable asset.
Strong financial acumen, including budgeting and reserve analysis.
Knowledge of DC condominium law and building regulations.
Capital project management experience exceeding $1M in scope.
Familiarity with property management software platforms
Proven leadership and team management experience.
Preferred
Bachelor’s degree in Business Administration, Property Management, Real Estate, or related field (or equivalent experience).
Professional designations such as CMCA®, AMS®
Experience in urban, high-rise residential environments.
Highly proficient in maximizing the utilization of Outlook, Excel, PowerPoint, Word as property management tools.

Compensation & Benefits
Annual salary - $110,000-$125,000 commensurate with experience

Occasional evening meetings
